1. How Easy Is It to Get to Work?

Time is the most valuable thing in Mumbai. A home that cuts your commute by 30 minutes gives you back over 180 hours every year. That’s more than seven full days.

No gym session is worth seven days of your life.

Check: How far is the nearest Metro station? Is there easy access to the Western or Eastern Express Highway? What’s the real commute time to your office during rush hour — not on Google Maps, but in an actual auto or train?

2. Are There Good Schools and Hospitals Nearby?

For families, this is a must. Mumbai has a limited number of really good schools — like Cathedral, Bombay Scottish, Campion, and Dhirubhai Ambani International. Homes near these schools hold their value even when the rest of the market slows down.

The same goes for hospitals. Being close to places like Hinduja, Kokilaben, or Lilavati gives you peace of mind that no in-building clinic can match.

Check: Which schools are within 3 km? Are admissions open to residents of this area? Which hospitals are reachable within 20 minutes?

3. Is the Neighbourhood Getting Better or Staying the Same?

Some of Mumbai’s best buys are not in the most famous areas — they’re in neighbourhoods that are clearly improving.

4. Does the Area Have Good Basic Infrastructure?

Even a beautiful flat becomes stressful to live in if the road outside floods every monsoon, the water supply is unreliable, or the streets are in poor condition.

Check: Does the area flood during heavy rains? What’s the road quality like? Is there reliable water and electricity? These things matter more for daily life than any amenity inside the building.

5. Does the Neighbourhood Feel Like Home?

This one is personal — but it’s important. The feel of a neighbourhood shapes your day in ways no building facility can.

How safe does it feel at night? Are there good places to walk, eat, or spend a Sunday morning? Is there a sense of community? How long have people been living there?

Check: Visit the area in the evening and on a weekend. Talk to people who already live nearby. Their experience will tell you more than any sales presentation.

  • Visit after a heavy rain to check flooding and road conditions
  • Walk around on a weekend evening to see if the area feels alive and safe

Do a little research

  • Check the MMRDA website for upcoming Metro or road projects near the property
  • Look up recent RERA registrations in the area — if developers are launching projects there, it’s a good sign
  • Google the neighbourhood name + “flooding” or “water logging” to see what residents say

Talk to people who live there

  • Spend 10 minutes chatting with a resident of a nearby building
  • Ask them honestly: what do you love about living here? What’s the downside?

Think 10 years ahead

  • Where will the Metro reach by 2035?
  • What offices, schools, or hospitals are coming to this area?
  • Is this a place people will want to live in more — or less — in a decade?

A: If you’re buying purely for personal use and don’t care about appreciation, it might work for you. But if you’re thinking about long-term value or resale, a good location with average amenities will almost always outperform a great building in a weak location. Amenities age and depreciate. Location appreciates.

Q: Which areas in Mumbai currently offer the best value for their location?

A: We currently see strong location value in Chembur (great Eastern connectivity + Monorail), the Mahalaxmi/Lower Parel belt (close to BKC, coastal road access), and parts of Thane West (Metro 4 corridor, Ghodbunder Road). These are areas where the location quality is already strong but prices haven’t fully caught up yet.

Q: How much extra should I pay for a better location?

A: A 10–15% price premium for a meaningfully better location is almost always worth it over a 10-year holding period. We suggest spending 60–70% of your decision weight on location factors and no more than 20–30% on in-building amenities.

Q: Can future infrastructure improve a bad location?

A: Sometimes — and this is how “emerging area” investments work. But it carries risk. Infrastructure in India can get delayed by years. Unless you have a long horizon of 7+ years and can wait patiently, it’s safer to buy in a location that’s already proven.

Q: What’s the most common location mistake Mumbai buyers make?

A: Checking Google Maps for commute time during the day or on a weekend. Mumbai’s peak-hour commute can be 3–4 times longer than what Maps shows. Always test the real commute yourself before you decide.
